A TPO roof in Greenville typically costs $4–$10 per sq ft installed and lasts 10–25 years, using national figures from HomeGuide; EPDM runs $3.50–$10 and PVC $5–$12. The national average flat-roof job is about $10,800. The first decision for any flat or low-slope roof is whether to repair it, coat it or replace it.

How do flat roof membranes compare?
Flat and low-slope roofs use waterproof membranes instead of shingles. These are the five systems you’ll be quoted for in the Upstate.
| Membrane | Installed cost per sq ft | Typical lifespan | How seams are sealed |
|---|---|---|---|
| Thermoplastic polyolefin (TPO) | $4.00–$10.00 | 10–25 years | Heat-welded |
| EPDM (synthetic rubber) | $3.50–$10.00 | 15–25 years | Taped or glued |
| PVC | $5.00–$12.00 | 20–30 years | Heat-welded |
| Modified bitumen, including torch-down | $4.00–$7.50 | 10–20 years | Torched, cold-applied or self-adhered |
| Built-up (tar and gravel) | $3.50–$7.50 | 20–30 years | Layers of felt and hot asphalt |
What are TPO, EPDM and PVC?
All three are single-ply membranes: one sheet, mechanically fastened, glued or ballasted over insulation. They differ in how the seams are sealed and how they handle sun and chemicals.
- Thermoplastic polyolefin (TPO): usually white and reflective, with heat-welded seams. It’s widely used on commercial buildings, and it’s the flat-roof membrane Greenville searchers look for most often.
- EPDM: a black or white synthetic rubber sheet. Its seams are taped or glued, which makes them the part to watch as it ages.
- PVC: heat-welded like TPO, and resistant to grease and chemicals, so it’s often chosen for restaurants and some industrial roofs.
Ask for the membrane thickness and the manufacturer in writing; thicker membranes cost more and usually carry longer warranties.
What are torch-down and modified bitumen?
Modified bitumen is asphalt reinforced with polymers, rolled out in layers. Torch-down is the version melted into place with an open flame; other versions are cold-applied with adhesive or self-adhered.
Torch work creates a real fire risk on a building, so it needs a crew with fire-safety procedures: a fire watch after torching, care around wood and insulation, and extinguishers on the roof. Ask how the crew handles it, and whether a cold-applied or self-adhered system would suit your roof instead.
What causes ponding water, and how is drainage fixed?
Ponding water is standing water that stays on a flat roof long after rain. It ages membranes faster, adds weight and finds every weak seam.
- Causes: sagging deck, compressed or wet insulation, blocked drains or scuppers, or a roof built with too little slope.
- Fixes: clearing and adding drains, crickets that steer water to drains, and tapered insulation that builds slope into the roof during a replacement.
Flat roofs on homes: porches, additions and low-slope sections
Many Upstate homes have a low-slope section: a porch roof, a sunroom, a rear addition or a dormer. Shingles aren’t made for very low slopes, so these sections need a membrane or a roll roofing system.
- Where the low-slope roof meets the main roof or a wall is where most leaks start; ask how that flashing will be done.
- Small residential flat roofs are often priced as a minimum job, so ask for a written price for the whole section.
- If the main roof is being replaced, doing the flat section at the same time saves a second visit; see roof replacement.
Can a flat roof be coated instead of replaced?
Often, if the membrane and insulation are still sound. A coating runs $1–$4 per sq ft nationally against $4–$10 for new TPO. It won’t fix wet insulation, so a moisture check comes first. Details are on roof coatings and spray foam.
What should a flat roof quote include?
- Whether the old roof is torn off or recovered, and why.
- Moisture survey results if recovering or coating.
- Membrane type, thickness and manufacturer.
- Insulation type and thickness, and any tapered insulation for drainage.
- How the membrane is attached: fastened, adhered or ballasted.
- Flashing details at walls, curbs, drains and edges.
- Manufacturer and workmanship warranties in writing.
For warehouses, offices, HOAs and other buildings, see commercial roofing, which covers maintenance plans and scheduling around operations. Repairs to any flat roof are covered on roof repair.

Frequently asked questions
Is TPO or EPDM better?
Neither wins everywhere. TPO has heat-welded seams and a white, reflective surface; EPDM costs a little less to start and has a long track record. Compare quotes on the same thickness and warranty, and ask how each roofer seals the seams.
Can you walk on a flat roof?
Most membranes can take careful foot traffic, but tools, sharp debris and heavy traffic puncture them. Ask for walkway pads where people regularly go, such as around HVAC units.
Why does my flat roof leak at the edges?
Edges, walls and curbs are where the membrane is cut, folded and flashed, so they fail first. A roofer should check the edge metal, the wall flashing and any curbs before patching the field of the roof.
How long does a flat roof replacement take?
A small residential section can take a day. Larger roofs depend on size, tear-off and weather; ask the roofer for a schedule and how the roof is protected overnight.
